Two new eateries opening in New Berlin

A new Arby's restaurant has been cleared for the Prospect Creek shopping center in New Berlin.New Berlin — New Berlin's first Panera Bread and first Arby's restaurant now have city approvals in their pockets and are finalizing plans to conform to the city's requirements.

Both restaurants will be in what will become the Prospect Creek shopping center at 4901 S. Moorland Road, at Moorland and Beloit roads. The plan is for construction to start this spring or early summer.

Prospect Creek Developers, LLC proposes to develop 2.8 acres on the southwest corner beside Firestone Complete Auto Care. The plan is to create a three-unit condominium with three separate buildings, each with its own ownership.

The 4, 320-square-foot Panera Bread bakery/cafe will include a drive-through, a 101-seat dining room and a 33-seat outdoor dining area. It will face both Moorland and Beloit roads.

The Panera will have the standard hours of 6 a.m. to 10 p.m. Monday through Saturday, and 6 a.m. to 9 p.m. Sunday, all depending on demand. It typically employs total 46 to 50 people.

The 3, 006-square-foot Arby's also would have a drive-through and anticipates serving approximately 350 customers daily. Typical hours of operation are 10 a.m. to 11 p.m. daily. The restaurant plans to employ 25 to 30 people.

The 6, 400 square-foot retail building, largest of the three, will be on the south eastern portion of the lot facing Moorland Road. It could have one or several tenants. No specific tenants have been identified and the building will not be built at this time. The developer will be back for city approvals when retail tenants are found.

The developer also will create a path along Beloit Road for pedestrians. As many as three trees will be cut down, but the developer will replace them.

Traffic concerns

There are already concerns about traffic at the intersection and some officials worried that the development would make traffic worse. Since August, the developer has worked with Waukesha County on how the intersection could be made more efficient. The county wants to reconstruct the intersection to do that and the developer has agreed to pay a share of the cost, officials said.

The traffic volumes would have to double for Waukesha County to install a traffic light, as some New Berlin officials would like to see there.

However to help the traffic flow, one of the two driveways leading to Firestone will be closed and an alternative driveway that will serve both it and the eventual three buildings in Prospect Creek will be created.
