The apartments called Center Pointe at 14900 Library Lane are slated to open in February or March, said Matt Dawson, marketing coordinator.
Center Pointe is the new name for the Deer Creek Phase two project where 20 percent of the units or 15 apartments are to be reserved for moderate-income families. The developer of Deek Creek is also the developer of Center Point.
Minnesota-based MSP Real Estate is the developer. Dawson said the apartments will be upscale with higher-end appliances, granite countertops, hardwood floors, a balcony or patio and high-efficiency washer and drier in each unit, regardless of whether a unit is regular-market price or rented to modertrate-income families.
Roughly two years ago, MSP began leasing 102 apartments in its controversial Deer Creek phase one project in the City Center. Of the 102 units, 86 were reserved for moderate-income families, defined as those earning no more than 60 percent of the area median income. Fifteen apartments were rented at the market rate and one was reserved for the manager.
The project was controversial partly because many New Berlin residents said the City Center was originally envisioned as an upscale shopping area. However, Walmart and Pick 'n Save are in the City Center.
The city also stood behind its determination that the original buildings did not meet city requirements. But the city lost in a court fight and the buildings were built.
The new apartments are divided into three buildings and the complex will have an outdoor swimming pool, a fitness center, a club room for parties, underground and above ground parking plus on-site management, Dawson said.
Applications for occupancy are already coming in, he said. All sorts of families are expected to be interested in the apartments, he said. But they might particularly appeal to young professionals and empty-nesters, he said.
Monthly rents for one-bedroom apartments will range from $893 to $1, 090, for two-bedrooms will be $1, 161 to $1, 615, and for three-bedrooms, $1, 695. Rents for one-bedroom apartments will be the same as the regular market price. The cost of a two bedroomwill be $1, 161 maximum. The three bedroom apartments will be the same as regular market price.
Madison-based Oakbrook Corp. will manage the building.
New Berlin Mayor Dave Ament said the luxury apartments will widen choices for people who would like to live in the City Center. It already has condominiums, workforce moderate-income housing and senior living, he said.
Work started on the building last winter.
Dawson said the location is strong with the New Berlin Public Library close-by and Sendik's Food Market across the street. And the whole area is attractive because it offers suburban living with downtown Milwaukee not too far away, he said.
